The fire alarm has been tested during the move-in inspection. During the tenancy, residents must change depleted fire alarm batteries themselves and buy a new alarm to replace a damaged one.
In case of fire in an apartment, other people present in the building must stay in their own apartments; it is forbidden to access the staircase.

Check the condition of the apartment immediately when you move in.

According to law, you must immediately notify of any faults or defects in the apartment so that Koas can repair them and they will not cause any further damage.

According to law, you must look after the apartment with all due care. You are liable for damage caused by you or your guests that cannot be regarded as normal or ordinary wear and tear.
The tenant must keep their keys carefully during the tenancy.

Koas will charge the tenant for any costs caused within two months of the final inspection providing a cost specification together with the invoice.
According to the terms and conditions of rental agreements, smoking is forbidden at Koas both inside apartments and in common rooms.
Pets are allowed in one-room apartments and family apartments.

Notification of move
You can submit the statutory notification of move required by the register authorities, as well as the notification of change of address to the post office by calling the service number 0203 456 456.
A home insurance policy safeguards your own belongings and others' property. Falling asleep in shower may cost the individual concerned as much as EUR 20,000.
If your peace is disturbed, first try to talk about the matter with the persons concerned.
Vandalism must not be tolerated
Vandalism is something that no one should tolerate.
Termination of lease
In rental agreements valid for further notice, residents' period of notice is one month.

Right of residence after completing studies
The basis for a rental agreement at Koas is that you or your partner study or perform post-graduate studies in a post-secondary educational institution.

Cancellation of rental agreement
In severe cases of contract breach, Koas has the right to cancel the rental agreement without a period of notice.
Appealing a Koas' decision
The operations of Koas are governed by the Act on Residential Leases, other laws and decrees relating to residential housing, building and renting, government and housing fund regulations relating to the selection of residents for state-subsidised (ARAVA) rental buildings and their maintenance, the Public Order Act, as well as Koas' internal rules and regulations.

The maintenance company has 24/7 service
The maintenance company responsible for your house carries out general building maintenance tasks, such as maintenance of electric and HVAC equipment, cleaning of staircases and common facilities, snow clearing and lawn care, as well as replacement of outdoor lights and bulbs.

Technical equipment in the apartment
All equipment in the apartment must be used carefully and in accordance with the related instructions for use. All faults must be reported using the fault report form. Defective equipment is dangerous.
Fuses and circuit breakers
Fuses and, in the newest buildings, circuit breakers monitor the safe operation of all electric equipment. Fuses react to overload and switch off the current. Circuit breakers monitor loss of voltage and leakage currents in the equipment and switch off the current, if necessary.
The houses are equipped with forced ventilation. Extractors exhaust air from the kitchen, toilet and bathroom. At the same time, fresh air is drawn to the other rooms. Air is conveyed from the apartments to common facilities through the sound-insulated valves located above the doors.
Radiator heaters and radiator valves
Hot water heating systems have a two-stage adjustment. The water circulation of the radiator network is balanced with line-specific and radiator pre-adjustments. The temperature of water circulating in radiators is controlled by the outdoor temperature. In addition, thermostatic valves are used to achieve a uniform temperature ranging between 20–22 degrees in all rooms. The temperature cannot be set higher than this with the thermostat; decreasing the temperature is only possible.
Bathrooms and plumbing fixtures
Wall and floor covering materials are either ceramic tiles or plastic sheet. If the surface or seams are damaged, both materials allow water to penetrate. In this case, fill in a fault report in the Online Janitor section at www.koas.fi.
Only the electrical outlet in the bathroom can be used for connecting the washing machine. Do not use the washing machine while taking a shower.
Cleanliness is next to godliness
Cleaning one's own apartment and its shared facilities and balcony is the responsibility of each resident. Cleanliness also means consideration for oneself and one's roommates.

The most significant adverse environmental effects caused by energy production are the climate change, acidification and reduction of natural resources.
Pay attention to the room temperature
The room temperature influences comfort and the apartment's energy consumption. To most people, 20–22 degrees is a comfortable room temperature.
Standby modes create unnecessary energy consumption
Most electricity in Koas apartments is consumed for storing and preparing food, use of computers and consumer electronics, illumination, and washing and drying laundry.
Water leaks under control
An average Koas inhabitant uses 95 litres of water per day. Most water is consumed in shower use, toilet flushing and for washing dishes and laundry.

Bed bugs, fur beetles, cockroaches, silverfish and red flour beetles are pests that must not be tolerated.
